Building program for the California State Lottery consisting of 8 Zero Net Carbon (ZNC) new construction / tenant improve Distribution Centers across California. That is about 175,000 square feet of office and warehouse space which averages in construction cost of $354 per square foot. ZNC design focused on optimizing mechanical systems, water conserving plumbing fixtures, reducing light load through natural daylighting, and improvements to the building envelopes. These improvements allowed new facilities to be 45% larger than previous facility with a 10% annual operational savings. I was involved in 5 of the 8 locations.
Mechanical Systems:

High efficiency rooftop heat pumps

Lighting & Metering:

High efficacy LED light used throughout all buildings

Lighting controls which included occupancy sensors, dimming and daylight harvesting with the use of Solatubes (compared to skylights which have higher heat gain for the equivalent amount of daylight).
Envelope Improvements:

Increase roof and wall insulation

Reduced air infiltration by installing air barriers

New white TPO roofing w/ 6” rigid polyisocyanurate insulation

Removed/improved glazing
